The nearest railway station is in Paignton that is about 10 minutes (4 miles) from the farm. Taxis are available at the station.
There is public transport available but only part way to your destination, leaving 1015 minute walk to the farm.
Elberry Farm B&B is situated at Broadsands Paignton.
The driveway is set off the main road at the bottom of Broadsands Road; there is no lighting along this 150m track. There are directional signs on the road down towards the entrance to the farm grounds. The driveway then leads up to the farm on your right and is sign posted, On entrance to the courtyard the ground becomes uneven. This then bears around to the front of the house to a uneven concrete parking area.
There is ample parking enough for five cars. There is lighting in the car park on the side of the house and on the entrance to Elberry Farm B&B. Guest who are unable to walk on uneven ground for the short distance approx 5 meters must inform us prior to arrival and help can be given where necessary.
Approach to Main Entrance.
We have two front doors, check in is required via the door of the house to your right this is accessed by 6 steps,
1 step at H:100mm x 1400mm wide, a landing space then 5 steps at H:170mm x W:1400mm x D:300mm
Entrance Door to Inner Hallway
The entrance floor has a flagstone floor. The hall is well lit with overhead lighting. This is our second access door at 950mm wide and is used for guests to enter the building, is key accessed and via 6 steps, split by 1 step at H:170mm x 1090mm wide, a landing space then 5 steps at H:180mm x W:1090mm x D:310mm then a large landing space approx 10 steps to the door.
The Inner Hallway has a smaller door at 850mm wide and is just off the entrance. Once inside it has carpeted flooring. This hallway provides level access to the breakfast room via a 910mm wide door and lounge area via a 850mm wide door. All with well lit overhead lighting
This room is accessible via a 910mm wide door and is situated on the ground floor of the property. It has 4 rectangular tables for all guests (one larger table) to sit at flanked by spacious dining chairs. The flooring is carpeted. There is a buffet table for breakfast cereals etc (assistance can be given with the buffet on request.) Hot meals are served at the table. The area is well lit with natural light and overhead lighting.
This room is accessible850mma 850mm wide door and is situated on the ground floor of the property. It has a 3 seater / 2 seater settee
and 2 arm chairs which is available to guest at all times. The area is well lit with natural light, lamps and overhead lighting.
All guest bedrooms are accessed by the properties main staircase over with a total of 17 1150mm wide x H:180mm x D:290mm steps (Split with 9 steps a landing space, 4 steps, a landing space then 4 more steps)
All rooms are accessed by 775mm wide doors are carpeted and there are plugs in each room set at easy access height for kettles and hairdryers. All rooms have tea and coffee making facilities and TV’s which are remote controlled. The two double bedrooms and one family room have ensuite shower rooms with large 1m x 1m showers. The flooring on the ensuite bathrooms is nonslip vinyl. Our twin bedroom has an separate private bathroom adjacent to the room and is accessible via a 820mm wide door and has a step in bath with shower over. All rooms have very good lighting and have excellent natural light. There is also a separate toilet on the guest room level accessible by a 820mm wide door and is available to all guests.
Garden and Grounds
Access to garden at the rear of the property is by one step at W:1050mm x H:140mm from the Inner Hallway via a 940mm wide door. The gardens are mainly laid to lawn with a concrete path 900mm wide, has a small sloped verge to access the lawn at one end and one step 1000mm wide x H:140mm in the middle and to the left. We are more than happy to give assistance where necessary and are happy to answer any further queries you may have. We always welcome feedback from our guest’s so that we can continue to improve upon our high standards.
Assistance dogs are obviously more than welcomed.
